T-Hangars

    This item appeared in the Diamondhead Country Club and Property Owners Association, Inc. January 2013 minutes: "T-Hangars – A proposal is in process with site and bids being determined. Pilot interest has been noted. The Board will be looking at ROI, benefits and the cost to meet the needs of 10 people." Any thoughts?

    The POA certainly needs to be sure this endeavor will repay the cost within a few years if only 10 members are interested!

    Maybe it should be explained better. The proposal is for 10 T-Hangars at the airport. Which are already leased and deposits received. The average airplane burns between 10 and 15 gallons of fuel per hour. The POA profits $1.00 to $1.20 per gallon That’s $10.00 to$18.00 per flight hour as well as the rent collected from the hangars which is to be around $275.00 per month or $33,000.00 per year. There is a new maintenance “FBO” at the airport leasing the big hangar. Taxes will be paid to the city from that business on the service and repairs of those aircraft. That brings other support to us from transit aircraft. It is not for “10” people it is for the profit generated. Either those aircraft base here or they will go to Stennis. Those aircraft belong to Diamondhead residents who would rather keep the money and Planes here That ball is in the BOD’s court. The aircraft are already in the area, they will stay in the area, If not here then they will continue to give the money to others and we get nothing. It is not unreasonable to expect a $50,000.00 a year ROI just with rent and fuel.

    What were the fixed costs? What will the operational costs per year be? I have no objection if this really pays for itself and brings in profits.

    $3300 is one hanger, there are to be 10 of them=$33,000. My question whatever the rent is does it provide for flood and wind damage in that amount?

    Well, THAT is a BIG difference, that is, $3,300 per year as opposed to $33,000. A mistake or a type? Or what?

    either way, all it takes is another hurricane and it is all wiped out yet again.
